It has been quite the journey. <br />

You may notice that posts are arriving less and less frequently. Now that major work is complete, current work is minor, sporadic and largely mundane. Plenty of it still, but not so worthy of documentation.<br />

I assume that no one really wants to hear about hanging pictures on the wall, or touch-up painting.<br />
<br />
I'll continue to post a few more when developments happen.<br />
For example - A nice professional photo set of the interior and exterior will happen in the future; but probably not until the landscaping is at least partially established.<br />

Finished the installation of the roof deck pavers this weekend.<br />
<br />
The pavers are 24" square concrete planks, that sit level above the roof membrane on adjustable pedestals. The roof membrane below is protected from damage, and slopes to the roof drain.<br />

Then a layout was measured out up on the deck, and a reference height was determined.<br />

Then pedestal heights at each corner are measured, and cut.<br />
The pedestals are a system of caps and bases, that fit
over a PVC pipe that is cut to the proper length. The pedestals sit on a
protective pad at the roof membrane, and ready-made shims can be used
to adjust for irregularities.<br />

Cutting was achieved with an angle grinder and a diamond blade. It went surprisingly well, but was hot and very dirty work. Clouds of concrete dust, but ultimately not too difficult. <br />

Welded some steel together today to make some planters for the front approach.<br />

They are anchors and pivot points for the cascading steps.<br />

These are made of mild steel, which we will allow to rust into a patina. We priced CorTen steel - an alloy that is made to rust on purpose - but it was almost twice the price. We hope that these will weather and hold up fine.<br />

Didn't take long before our non-air-conditioned house was put to the test.<br />

For days it performed very well. Inside, it felt like it was air conditioned. A visitor refused to believe me when told we had none.<br />
<br />
As the heat wave dragged on, however, the evenings stopped cooling down at night. Flushing the house at night didn't shed much heat.<br />
<br />
The thermal mass of the floor slab stayed cool for days, but eventually the reserve dwindled since it was no longer recharged at night with cool air.<br />
<br />
Still, at the worst of it, the house got up to the low 80's inside - warm for sure, but doable to sleep with a fan. <i>Bordering</i> on uncomfortable, but considering this was a "record setting" heat wave, we shouldn't expect this to be a very regular occurrence.<br />
<br />
Today it reached 90 again, but since last night was a more typical Oregon cool summer night the interior stayed nicely cool all day.<br />
<br />
So what are the principles at work here?<br />
<br />
1. Insulation: Delays the transfer of heat. The more insulation, the longer it takes for the heat to penetrate. The idea is to delay it long enough that conditions can change before the heat gets through.<br />
<br />
2. Air tightness: Air will transfer heat (and moisture) fairly well. It renders your insulation rather pointless if air is flowing through.<br />
<br />
3. Sun shading: If you can keep the sun off of your walls and windows, you severely cut back on the amount of heat gain. "Passive Solar Design"<br />
<br />
4. Thermal mass: An object with high mass (like a concrete slab) takes a lot of energy to warm up, or conversely cool down. It resists change, in a nutshell. The idea is to give it as much as possible of the input you want it to have (cool air in the summer), and as little of that you do not want (see sun shading, air tightness, etc. to keep heat away). <br />
Cool it at night, it stays cool all day as long as you protect it (isolated from the exterior - very important).<br />
<br />
5. Sailing the House: A term for manipulating the controls on your house for desired results. <br />
During the day, button it up. Close all windows and doors, and keep it that way all day. Resist the urge to open a window; you have plenty of fresh air from your HRV.<br />
In the evening when the temp drops to equal or less than that of the interior, open the house up and let the cool air inside to flush the heat out of the walls and slab. More air flow the better - think cross ventilation. Open that skylight for good stack effect.<br />
That's it - open and close at the right times.<br />
<br />
Keep the heat out, then flush the heat that got in. <br />
This goes a long way. A routine inspection of the driveway curb-cut pour scheduled for tomorrow was used as an opportunity to tag the rest of the sidewalk as non-compliant.<br />

Hadn't planned to spend the day in the hot sun with a jackhammer,, and another tomorrow putting this in a dumpster, nor did we budget for this. Despite all my efforts, I can't seem to get these last few major items finished.<br />

There is always something that prevents forward progress, even though the finish line is within sight. Materials not available, subcontractors that won't show, manufacturers that won't respond, etc. So frustrating.<br />
<br />
The amount of effort devoted to trying to get these things completed has been considerable, with little to show for it.<br />
<br />
Here are a few of my woes: <br />
<br />
- Our exterior doors were screwed up long ago, and the replacements were promised for some time ago. Not here. Every day a new excuse.<br />
<br />
- Paving is not complete. Promised to be done long ago. Still living with the contractor's tools, materials, debris, tractor, dumpster. Would love to be able to park in front of my own house eventually; or better yet, use a driveway.<br />
<br />
- Siding-2; the "accent" siding that we still are missing. This one's on me. I just can't find something suitable that we can afford. I have tried everything and everywhere I can think of.<br />
<br />
- Dishwasher. New dishwasher does not work. Got a repair man out, who left to "order parts". No idea when they might be back. No response from calls to sales company. I am trying to get them to replace, instead of repair, the machine. It is a brand new machine that is not working.<br />
<br />
- Dryer. Still no dryer. Two were brought out, and promptly taken away when discovered to be damaged. This after months of delivery delays. I would love to be able to do a load of laundry in my house.<br />
<br />
- Shower. We have a shower valve that is not working correctly. The company has been non-responsive. <br />
<br />
- Landscaping. The house focuses visually on the surrounding garden courtyard. Right now it is bare dirt and gravel. And it will have to stay that way for months, because it is summer now - not a good time to plant new things. The ground is rock hard and very dry; it would require constant watering to even survive. If certain parties had done their work when promised, we'd have been planting in the Spring, and things would be looking decent right now and would be in good shape to survive the summer.<br />
<br />
Though there are many many smaller tasks left to reach full completion, if I could get these things accomplished it would at least appear "done". Somehow they are requiring far more effort than much larger more difficult tasks completed previously.<br />
<br />
We know that this is not a novel condition to us; this happens on all projects, it seems. Yet it is interesting and more acute to feel the frustration from the other side of the table. New home owners unfortunately should expect to experience something similar despite all of our efforts to keep it from being so. Welcome to the longest yard.<br />

Now we just have to wait another week or more to get the remainder - the curb cut and approach.<br />

Concrete work looks very nice, but of course, no progress can be made on this project without some destruction.<br />
<br />
In this case it was the concrete truck driving over the neighbor's water meter vault and crushing it, with possible damage to the piping.<br />
<br />

We have cleared out of the old house this week, just in time to fix up a few things before Lisa's Mom moves in today. <br />

Which means we have experienced the vast capacity of a basement to accumulate unessential (and a few essential) items.<br />

Our first night in the house. So nice.<br />

In the last few days, a massive effort transformed the dirty project-space into a home.<br />

Immediately after receiving the Occupancy Permit from the City, we launched the move-in effort. <br />
<br />
We are racing the clock - next weekend Lisa's Mom moves into our old house. We had to clear out, and perform some repairs/upgrades before next weekend.<br />
<br />
It took some real pressure on the subcontractors (a fit or two was pitched to get people to show), to get us inspection-ready.<br />
<br />
Still plenty to do on the exterior (driveway, landscaping, some siding, paint, etc.), but the interior is complete in all the important ways; I still have a few non-essential items to complete.<br />
<br />
For example, the picture above shows temporary masking tape pulls on the cabinets because we can't decide on the permanent ones.<br />
<br />
Right now furniture is just thrown around in rooms, and will be moved a few times before settling down.<br />
<br />
But it already is feeling like home.<br />

We passed our final inspections today!<br />
<br />
Though we still have LOTS of work left to complete (some exterior siding, landscaping, a driveway, street trees, etc.), the items the City deems necessary for occupation have been met (Structural, Mechanical, Electrical, Plumbing, Envelope, Erosion, etc.)<br />
<br />
We celebrated by moving over some furniture right away. The rest follows this weekend, and we'll be living here by the end of the following week.<br />

The mirror in the upstairs guest bathroom has always been an unknown for us. We discussed various design ideas for that sink area, but decided to wait for a final decision.<br />

A framed mirror? A round mirror? A mirror hung from a strap? Etc.<br />

We finally decided that the small lavatory room would best benefit from a wall-to-wall mirror, to make the room feel more spacious.<br />
<br />
I took this mirror installation on, and managed to successfully cut, edge, and install the mirror with tight clearances. Our other experiment, the self-made steel countertop, is also visible.<br />
